Permanent visa based on economic solvency through real estate investment

The foreigner who invests a minimum sum of three hundred thousand Balboas (B/. 300,000.00) in real estate and can demonstrate that the funds originate from abroad may apply for this residence visa.

This visa is granted for a period of two years, and subsequently, upon expiration, the applicant may apply for permanent residence with the right to a permanent resident card issued by the Electoral Tribunal of Panama.

To include dependents, an additional investment of B/. 2,000.00 is required.

The requirements to apply for provisional residence are as follows:

  1. Powers of attorney and forms that we will provide for your signature.
  2. Five (5) passport-sized photographs.
  3. Copy of your passport's complete pages with a minimum validity of three months.
  4. Criminal record certificate from the country of origin or residence, duly apostilled or authenticated at the Consulate of Panama in the country where it was issued.
  5. Certificate of good health issued by a doctor in Panama.
  6. Payment of B/.250.00 to the National Treasury for the right to migratory category. (Certified check)
  7. Payment of B/.800.00 to the National Immigration Service for repatriation deposit. (Certified check)
  8. Certification from the Public Registry proving ownership of real estate, in the applicant's name, with a minimum value of three hundred thousand Balboas (B/. 300,000.00). The certification must indicate that the property is free of liens.

Observations:

  1. When the real estate is registered in the name of a private interest foundation, the foreigner may request this visa if they can demonstrate that the founder and either themselves or their dependents are the beneficiaries. The Public Registry certificate must show the designation of the founder and beneficiary.
  2. In the event that the applicant can prove they have paid the net sum of three hundred thousand Balboas (B/.300,000.00) for real estate, and the property's value exceeds the required amount, they may finance the remainder through mortgage loans from a local bank.
  3. If the real estate is held in the name of a corporation, the foreigner may request this visa as long as the shares are nominative and registered in the name of the applicant and dependents. Bearer shares will not be accepted.

To apply for permanent residency, the above requirements must be submitted except for the Certificate of Criminal Records and the checks.
